Alabama VA Home Mortgage

The Alabama VA Home Loan can be used for a home purchase, a streamline interest rate reduction refinance, or a cash-out refinance or mortgage conversion from another type of mortgage to an Alabama VA Home Mortgage.  To be eligible for an Alabama VA Home Loan you must meet one of the following criteria.

Use of the VA Mortgage Benefits Require One of the following:

  • Active Duty – 90 days Wartime / 180 Days Peacetime
  • Honorable Discharged – 22 Months of Completed Service
  • National Guard / Reserves – 6 Years of Completed Service
  • Spouse of a Service Member who Died in the line of Duty
  • Spouse of a Service Member as a result of Service Related Disability

“Veterans Administration” (VA) is the organization in charge of managing all benefits for veterans, including home loans. A component of the GI Bill or Rights, it was founded in 1944.  The goal of VA was to enable veterans, both male and female, become financially secure and up to speed with their civilian counterparts by creating credit.

It’s important to realize that the VA does not provide loans; rather, it offers lenders guarantees that protect them against loss in the case of foreclosures. To put it simply, VA allows for a 0% down payment by insuring a portion of the loan that the buyer would have otherwise needed to put down in order to qualify.  Each borrower of a VA loan is required to pay an upfront mortgage insurance charge, which can be incorporated into the loan. The guarantee fund is maintained by these fees, which also enables the 100% VA home loan. Veterans are not required to pay the financing fee if their handicap is at least 10%.

Alabama Military Presence

Alabama hosts several significant military installations across various branches of the U.S. Armed Forces. Here are some of the key military installations in the state.

Maxwell Air Force Base (Montgomery): Maxwell AFB is home to Air University, which provides professional military education and training for officers and enlisted personnel of the U.S. Air Force, as well as international military students.

Gunter Annex (Montgomery): This installation is located adjacent to Maxwell AFB and serves as a support base for various military and civilian agencies, including the Air Force’s Air University and the Defense Information Systems Agency (DISA).

Redstone Arsenal (Huntsville): Redstone Arsenal is a major U.S. Army installation that serves as the center for missile and rocket programs. It is home to the Army’s Aviation and Missile Command (AMCOM), the Missile Defense Agency (MDA), and NASA’s Marshall Space Flight Center.

Fort Rucker (Dale County): Fort Rucker is the primary flight training base for Army Aviation. It hosts the United States Army Aviation Center of Excellence and trains military aviators for rotary-wing aircraft, including helicopters.

Anniston Army Depot (Anniston): Anniston Army Depot is responsible for the maintenance, repair, and overhaul of a variety of military vehicles and equipment, including tanks, armored vehicles, and artillery systems.

Fort McClellan (Inactive) (Anniston): While no longer an active military installation, Fort McClellan played a significant role as a U.S. Army training base for many years. It was closed in the late 1990s, and portions of the land have been repurposed for civilian use.
