Alaska VA Home Mortgage

The Alaska VA Home Loan can be used for a home purchase, a streamline interest rate reduction refinance, or a cash-out refinance or mortgage conversion from another type of mortgage to an Alaska VA Home Mortgage.  To be eligible for an Alaska VA Home Loan you must meet one of the following criteria.

Use of the VA Mortgage Benefits Require One of the following:

  • Active Duty – 90 days Wartime / 180 Days Peacetime
  • Honorable Discharged – 22 Months of Completed Service
  • National Guard / Reserves – 6 Years of Completed Service
  • Spouse of a Service Member who Died in the line of Duty
  • Spouse of a Service Member as a result of Service Related Disability

“Veterans Administration” (VA) is the organization in charge of managing all benefits for veterans, including home loans. A component of the GI Bill or Rights, it was founded in 1944.  The goal of VA was to enable veterans, both male and female, become financially secure and up to speed with their civilian counterparts by creating credit.

It’s important to realize that the VA does not provide loans; rather, it offers lenders guarantees that protect them against loss in the case of foreclosures. To put it simply, VA allows for a 0% down payment by insuring a portion of the loan that the buyer would have otherwise needed to put down in order to qualify.  Each borrower of a VA loan is required to pay an upfront mortgage insurance charge, which can be incorporated into the loan. The guarantee fund is maintained by these fees, which also enables the 100% VA home loan. Veterans are not required to pay the financing fee if their handicap is at least 10%.

Alaska Military Significance

Alaska’s strategic location, large land, and natural resources make it military important. These characteristics demonstrate its military importance:

Alaska is strategically important due to its northernmost location. It connects North America to the Arctic, which has grown geopolitically due to climate change and maritime routes.

Alaska is home to several key military bases, which play critical roles in defending North American airspace, conducting training and exercises, and supporting military operations in the Arctic region. Here are some of the main military bases in Alaska:

Elmendorf Air Force Base and Fort Richardson Army Post were merged in 2010 to form JBER. Located in Anchorage JBER hosts units from multiple branches of the U.S. military, including the 673d Air Base Wing, 3rd Wing (Air Force), and U.S. Army Alaska (USARAK). JBER serves as a key installation for air defense, providing rapid response capabilities to protect North American airspace. It also supports Army operations in the region.

Eielson Air Force Base, Near Fairbanks, is home to the 354th Fighter Wing, which operates F-35A Lightning II and F-16 Fighting Falcon aircraft.  Eielson AFB plays a crucial role in air combat training and supports U.S. Pacific Command’s objectives, including enhancing interoperability with partner nations and maintaining a forward presence in the Arctic.

Near Fairbanks, Fort Wainwright is home to the U.S. Army’s 1st Stryker Brigade Combat Team, 25th Infantry Division, and other units. Fort Wainwright supports training and readiness for Army forces in Alaska, with a focus on cold weather and mountain warfare.

Clear AFS in Nenana is operated by the U.S. Air Force Space Command and hosts the 13th Space Warning Squadron. Clear AFS plays a critical role in early warning and missile defense, operating radars to detect and track ballistic missile threats to North America.

Thule Air Base (Greenland). While not in Alaska, Thule Air Base is strategically important for U.S. military operations in the Arctic region. It is located in Greenland, approximately 750 miles north of the Arctic Circle. Thule AB hosts units from the U.S. Air Force and serves as a key installation for space surveillance, missile defense, and Arctic research. Thule AB supports early warning and missile defense operations, as well as scientific research in the Arctic environment.

These military bases, along with smaller installations and radar sites, contribute to the defense of Alaska and North America, support training and readiness for military forces, and enhance the U.S. military’s capabilities in the Arctic region.

The vast and diverse geography of Alaska is perfect for military training and drills. The state’s harsh terrain, extreme weather, and vast airspace make battle training for ground forces, aircrews, and special operations units realistic. Alaska hosts joint military exercises with partner and U.S. branches.

Alaska’s military importance is expanding as melting ice and geopolitical dynamics make the Arctic more accessible. U.S. military emphasis is shifting to the Arctic due to strategic concerns like competition with other states and the need to protect critical interests. Alaska hosts Arctic operations like search and rescue, scientific research, and sovereignty patrols.

Alaska’s oil, gas, minerals, and fisheries make it military-significant. These resources’ protection and sustainable use are national security priorities. Alaska’s economic potential, especially in Arctic shipping routes and resource extraction, makes it strategic.

Homeland Defense: Alaska’s proximity to Russia and prospective air and maritime routes make it important for homeland defense. Military installations, radar sites, and early warning systems in the state help defend the US from Arctic and other threats.
