Maryland VA Home Mortgage

The Maryland VA Home Loan can be used for a home purchase, a Maryland VA Streamline Refinance Mortgage – interest rate reduction refinance, or a cash-out refinance or mortgage conversion from another type of mortgage to a Maryland VA Home Mortgage.  To be eligible for a Maryland VA Home Loan you must meet one of the following criteria.

  • Honorable Discharged – 22 Months of Completed Service
  • National Guard / Reserves – 6 Years of Completed Service

“Veterans Administration” (VA) is the organization in charge of managing all benefits for veterans, including home loans. A component of the GI Bill or Rights, it was founded in 1944.  The goal of VA was to enable veterans, both male and female, become financially secure and up to speed with their civilian counterparts by creating credit.

It’s important to realize that the VA does not provide loans; rather, it offers lenders guarantees that protect them against loss in the case of foreclosures. To put it simply, VA allows for a 0% down payment by insuring a portion of the loan that the buyer would have otherwise needed to put down in order to qualify.  Each borrower of a VA loan is required to pay an upfront mortgage insurance charge, which can be incorporated into the loan. The guarantee fund is maintained by these fees, which also enables the 100% VA home loan. Veterans are not required to pay the financing fee if their handicap is at least 10%.

Maryland Military Significance

Maryland has played a significant role in military history due to its strategic location and contributions to various conflicts.

Maryland was involved in early colonial conflicts, including tensions with Native American tribes and the French and Indian War (1754-1763), where Maryland’s proximity to the frontier made it a key battleground.

Maryland was crucial in the American Revolution. The state provided troops and supplies to the Continental Army, and the Maryland Line earned a reputation for bravery and effectiveness, particularly at the Battle of Cowpens in 1781.

Maryland’s most notable contribution during the War of 1812 was the defense of Baltimore in 1814. The successful defense against British forces at Fort McHenry inspired Francis Scott Key to write “The Star-Spangled Banner,” which later became the national anthem.

The Chesapeake Bay was a significant theater of naval operations, with numerous skirmishes and blockades affecting Maryland’s ports and commerce.

As a border state with divided loyalties, Maryland was strategically important during the Civil War. It remained in the Union, but its location made it a critical area for both Union and Confederate operations. The Battle of Antietam, fought on September 17, 1862, in Sharpsburg, Maryland, was the bloodiest single-day battle in American history. It was a pivotal Union victory that led President Abraham Lincoln to issue the preliminary Emancipation Proclamation.

Maryland was home to several important military installations, including Fort Meade and the Aberdeen Proving Ground, which were essential for training and testing military equipment. The U.S. Naval Academy in Annapolis has been a premier institution for training Navy officers since its establishment in 1845, playing a crucial role in preparing naval leaders for both World Wars and beyond.

Fort Meade is the headquarters of the National Security Agency (NSA), making Maryland central to U.S. cybersecurity and intelligence operations.

Located near Washington, D.C., Joint Base Andrews is home to Air Force One and is critical for national security and the transport of the President and other high-ranking officials.
